Please be aware that a security deposit is always required. The security deposit is refunded in full if there is no damage or loss, and if there is no breach of tenancy conditions or house rules. Some bookings made with an internet agency include the payment and refund of the security deposit. However, some agencies do not collect a security deposit, and in those cases, as with bookings made directly with the owners, the security deposit 10,000 Peso PHP (150GBP or 200USD) must be paid by bank transfer at least 5 working days in advance. Cash deposit upon arrival can be offered if required.

It is a requirement that a tenancy agreement is signed, either before or on arrival. After booking, or upon making an inquiry, you will be sent a sample copy of the agreement. The agreement does not alter in any way any costs or terms that may have been made by an internet booking agent. However, the agreement does provide the owners with additional guarantees.

For every booking, it is mandatory that a picture of an acceptable Official Photo-ID for each adult is sent by email to horizonviewcondo@gmail.com. The email must be received at least 3 working days prior to arrival.

Every adult who enters the building for the first time is required to check in with the building reception. This includes all occupants within the booking and any visitors they may have. If any guest or visitor gains access to the property without having checked-in with reception, or without providing official photo ID it will be considered a breach of the tenancy agreement and the tenancy will be terminated immediately.

No more than 5 persons may be present in the apartment at any one time without prior permission by email. If more than 5 persons are present in the apartment at any one time without authorization it will be considered a breach of the tenancy agreement and the tenancy will be terminated immediately. The owners will not unreasonably refuse a request with a genuine reason to have more than 5 persons in the apartment for a short period of time during daylight hours. The reason for this rule is specifically to prevent any booking being made with the intention to secretly have more occupants than is being declared at the time of the booking. The apartment has been created for comfort and not for maximizing occupancy. If you plan to have more than 5 occupants staying in the apartment, it will be known and it will be a breach of the agreement.

The Tenancy Agreement has limits to the number of visitors that you can invite into the property, and the number of nights any visitor is allowed to stay, unless prior written permission is given by email. A visitor is any person not listed in the tenancy agreement. Yes, you can have visitors come and stay overnight without notifying the owners, but there are conditions as follows:
