It is very important that you read and understand the following terms and conditions that apply.

    • RULES

    • Please be aware that a security deposit is always required. The security deposit is refunded in full if there is no damage or loss, and if there is no breach of tenancy conditions or house rules. Some bookings made with an internet agency include the payment and refund of the security deposit. However, some agencies do not collect a security deposit, and in those cases, as with bookings made directly with the owners, the security deposit 10,000 Peso PHP (150GBP or 200USD) must be paid by bank transfer at least 5 working days in advance. Cash deposit upon arrival can be offered if required.

    • It is a requirement that a tenancy agreement is signed, either before or on arrival. After booking, or upon making an inquiry, you will be sent a sample copy of the agreement. The agreement does not alter in any way any costs or terms that may have been made by an internet booking agent. However, the agreement does provide the owners with additional guarantees.

    • For every booking, it is mandatory that a picture of an acceptable Official Photo-ID for each adult is sent by email to horizonviewcondo@gmail.com. The email must be received at least 3 working days prior to arrival.

    • Every adult who enters the building for the first time is required to check in with the building reception. This includes all occupants within the booking and any visitors they may have. If any guest or visitor gains access to the property without having checked-in with reception, or without providing official photo ID it will be considered a breach of the tenancy agreement and the tenancy will be terminated immediately.

    • No more than 5 persons may be present in the apartment at any one time without prior permission by email. If more than 5 persons are present in the apartment at any one time without authorization it will be considered a breach of the tenancy agreement and the tenancy will be terminated immediately. The owners will not unreasonably refuse a request with a genuine reason to have more than 5 persons in the apartment for a short period of time during daylight hours. The reason for this rule is specifically to prevent any booking being made with the intention to secretly have more occupants than is being declared at the time of the booking. The apartment has been created for comfort and not for maximizing occupancy. If you plan to have more than 5 occupants staying in the apartment, it will be known and it will be a breach of the agreement.

    • The Tenancy Agreement has limits to the number of visitors that you can invite into the property, and the number of nights any visitor is allowed to stay, unless prior written permission is given by email. A visitor is any person not listed in the tenancy agreement. Yes, you can have visitors come and stay overnight without notifying the owners, but there are conditions as follows:

  • a)--- For a stay under 5 nights, only persons named in the booking may enter the apartment. No visitors are allowed.

  • b)--- For a stay 5 nights or more, the Lead person may invite individually named visitors to stay overnight for a maximum of up to 2 nights in any one calendar month. At no time may the number of persons in the apartment be greater than 5 in number. Extensions or alterations to this requirement are only permissible with authorization by email from the owners. The owners will not unreasonably refuse an extension request made by email.

    • Children under 6 years of age are not allowed in the apartment at any time without prior email authority from the owners.

    • Nobody may be checked-in ahead of the Lead Named Person on the booking. Nobody is allowed to remain in the property after the Lead Named Person has vacated.

    • Please note: The building management have implemented a rule whereby for any day only 2 occupants of any apartment may visit the swimming pool free of charge. Additional occupants using the pool during the day must pay 1,000 Peso. The building management introduced that particular rule to curb the large number of visitors from many of the apartments that were using the pool free of charge with the intention to reduce overcrowding at this popular location. The additional charge has nothing to do with the owners of the apartment.

    • We know that sometimes you might want more than 5 people to be in the apartment or you might want visitors to stay with you for a longer period of time. And sometimes children might come to visit. We want you to enjoy your stay. If you inform us beforehand by email horizonviewcondo@gmail.com we will of course try to accommodate any request you have and reply positively. Of course, we will try to be flexible.

Soon after submitting this form, you will receive by email a full information pack, including a sample Tenancy Agreement.  You will not be required to print anything before your arrival.
